Flyer-Design Kurzbeschreibung

We sell furniture. We opened up recently a temporary pop up shop to clear some stock we had from our old shop. So we don't have a full collection just our clearance lines that we want to get rid of - but the customer doesn't need to know this! Therefore the aim of this leaflet is to attract customers and make them come in - once they are there they might see something they like. As we will not be there for long - just a few more weeks.
We need a flyer to promote locally our pop up shop (temporary shop) with a Clearance Sale. The flyer will be sent by post or by hand to the local residents and by email to ex customers that bought from us before and we have their email address...
We need a modern fresh design flyer. At the next stage we will provide text for each item (brief description, dimensions and price) so allow some space for this.
Maybe we need to add a message or something to make people want to come quickly? For example most of the items are ex display or the last item and if they want it they should hurry as one is gone its gone. or you may have a better suggestion - let me know.
