Word-Vorlage-Design Kurzbeschreibung

I need a Word document template that can be used flexibly for a flyer or brochure of 1 to 3 pages in length. The first page should be designed in a way that it can stand alone as a one-page flyer without a formal cover page. I have attached sample text as a Word document that could be used as the basis for the first 1-2 pages, however I do need three page layouts designed to give flexibility to use as a 3 page booklet. I have attached our brand guidelines, logo, and some stock images that I have previously purchased (they may not all be useful but it gives some options). <br/>The Word document needs to be set up in away that it can easily be edited to accommodate updates to the text, and some variation in the quantity of text on each page. Each page should be able to accommodate a mixture of paragraph text, bullet points, small boxes to call out highlights, one or more images, and some white space to avoid clutter. It should look professional yet engaging and modern.
